DOOR® instruments are a patent-pending, broad class of equity investment vehicles for funding
owner-occupied housing. One DOOR® variant, designed for workforce housing situations,
requires no downpayment by the homeowner but permits the build up over time of a substantial,
unleveraged equity interest for the homeowner. This structure creates a long-term
sensible financial position for the homeowner, significantly reducing risks associated with
housing price fluctuations. The investor holds the conventional equity position or an
unleveraged equity position, creating a powerful alternative to investing in rental properties
because of the superior incentives which flow from occupancy by an owner rather than a renter.
